Property letting

The letting agreement allows the working manager to provide property management services (ie leasing out units in our rental pool) within the complex/building. The following is a list of various property letting activities which are frequently carried; however TDK will sit down and go through each property letting activity prior to engagement:

  • receipting rents – this includes using software which contains simple wizards that allow you to quickly receipt rents, reconcile your trust account, set up new tenants or owners and process end of month in less than 30 minutes.
  • moving tenants in – this includes showing new tenants through the unit, processing application forms, lodging bond with RTA, creating a lease and handing over the keys.
  • moving tenants out – this includes inspecting the unit to ensure it has been cleaned OR organising cleaners, and releasing the tenants bond.
  • organising property maintenance – this includes contacting one of our preferred sub-contractors to and supervising the contractor once on site performing the maintenance.
  • end of month (EOM) processing – this includes using software to disburse trust account funds to owners and creditors.
  • new leases – this includes creating new leases for tenants who chooses stay on for a further fixed period.
  • adding new owners – this includes a new owner purchasing an investment unit from an existing owner OR welcoming back an owner into the rental pool.

Extra income can also be earned by providing additional services and the sale of any real estate within the complex/building.
