Working managers

We are always on the look out for working managers for our Brisbane based management rights 🙂


TDK have a strong history of winning off the plan management and letting rights and these days developers are hesitant to sell their rights to inexperienced MLR operators who have never experience off the plan management and letting rights. If you are contemplating taking on an off the plan MLR for the very first time then partnering with TDK will guarantee success in winning the the development and in setting the complex up correctly from the start.


The working manager is engaged by a TDK partnership to live on site in the managers unit to carry out both the caretaking and property letting services. For these services the working manager receives a remuneration package paid from the managing and letting rights net income. TDK has a preference to take on working managers who also invest within the management and letting rights business. This way the working manager receives a monthly dividend based on their percentage ownership which is in addition to their yearly remuneration. We have working managers who own as little as 20% and managers who own over 70%.


The working manager is paid an excellent remuneration to ensure that TDK attract quality working managers and that a high professional standard is maintained by the manager at all times. The remuneration includes:


  • salary which is tied to the number of units under management and proportional to the managers experience, and can vary from $100k – $150k+
  • free accommodation, all levies and rates are paid by the partnership
  • electricity is paid by the partnership
  • telephone, mobile and internet is paid by the partnership
  • real estate licence fee is paid by the partnership
  • enjoyment of complex facilities such as pool, gym, tennis courts and BBQ areas
  • a caretaking component within the remuneration which may be used to outsource all, some or none of the caretaking however the working manager always remains responsible for the caretaking requirements

    • a one minute walk to your exclusive office, gardens, pool etc
    • no commuting in peak hour traffic
    • no need to operate a car which means fuel and car parking savings
  • flexible working hours
    • you can clean the pool on the days you want in the hours that suit you
    • you can process rent payments at 9am in the morning or 9pm at night
    • the faster you work, the quicker you complete your duties
    • you can perform the majority of your duties during the beginning of the week in order to take any number of days off and enjoy a 3 or 4 day weekend.

It is important to note that TDK is an outcome focused company and does not stipulate required hours to work, unless specified by the caretaking agreement which is very rare.


The working manager generally works independently with direction provided by:


  • the body corporate manager
  • the body corporate committee chairperson
  • owners
  • TDK management

All training is provided by TDK and we mentor working managers for the entire duration that the complex is under management.  We are available via phone, teamviewer or to visit to help resolve any issue.
